Metro Vancouver Real Estate Market Report: October 2026

October had a quieter feel across Metro Vancouver, and the listing numbers confirm it. New listings across all home types dropped to 6,067 — down 23% from September and 15% below where we were in October 2025. That kind of back-to-back pullback is worth paying attention to, even with a total active inventory of 19,848 homes still on the market at month-end.

The slowdown in new supply touched every property type. Detached homes saw 1,955 new listings come to market in October, compared with 2,566 in September — a 24% drop — and condos followed a similar pattern, falling 22% from the previous month to 2,531 new listings. Townhouses came in at 1,437 new listings, also down 24% from September. Sellers across the board appear to have stepped back as autumn settled in.
Despite that pullback, buyers still have meaningful choice. The 7,259 active detached listings and 7,837 active condos represent a substantial pool, and the spread in median asking prices across areas is striking — from $645K in North Surrey to $1.38M in Vancouver West. For condos specifically, the median asking price sits at $639K region-wide, while detached homes are at a median asking of $1.9M.

Sales and benchmark prices
The real estate board publishes its October 2026 sales and benchmark price figures in the first week of November. I'll add them to this report as soon as they're out.
What it means for you
For buyers, a quieter month for new listings is not necessarily a setback. With close to 20,000 active listings across the region and prices that vary considerably by area and type, there is real room to be deliberate. The townhouse median asking of $1.04M continues to position that category as a middle ground for households priced out of detached but looking for more space than a typical condo offers.
For sellers, the October data is a reminder that the fall market tends to thin out on both sides. Fewer competitors coming to market is one thing, but buyers are also more measured at this time of year. Pricing relative to what is already sitting active — nearly 4,014 townhouses and 7,837 condos region-wide — matters more than ever. If you are thinking about listing before year-end, the current inventory picture makes a thoughtful pricing conversation worth having sooner rather than later.
