Metro Vancouver Real Estate Market Report: September 2026

September felt like a true reset month. After a quieter August, sellers came back to the market in force, and buyers had noticeably more to look at. The figures below are published by Greater Vancouver REALTORS® and the Fraser Valley Real Estate Board, and they tell a story worth sitting with before you make any moves this fall.

Across all home types, 7,835 new listings hit the Metro Vancouver market in September — up 38% from August's 5,688. That kind of month-over-month jump is typical once summer winds down and families are settled back into routines, but it's worth noting that September 2026 came in 14% below September 2025, so the rebound is real without being exceptional by recent standards. By month-end, 20,560 homes were sitting active across the region, with a median asking price of $1.1M.

Breaking it down by type, townhouses saw the sharpest seasonal surge — new listings rose 45% from August — while detached and condos were up 36% and 35% respectively. Condos carried the largest absolute share of active inventory at 8,116 units, and at a median asking of $640K they remain the most accessible entry point in the region. Detached homes, with 7,587 active listings and a median ask of $1.9M, make up the other bookend.

On the sales and pricing side, the picture is nuanced depending on where you look. In Vancouver West, the board's benchmark price for all homes came in at $1.21M, down 1.3% from August, with townhouses seeing the steepest dip at -2.7% to a benchmark of $1.3M. Vancouver East told a slightly different story — the overall benchmark edged up 0.8% to $1.12M, and detached homes there held firmer with a benchmark of $1.63M (+0.6%). Port Moody stood out on the other end, with the all-homes benchmark falling 2.5% month over month to $1.01M, and townhouses there dropping 4.7% to $941K.

Most sub-markets tracked by Greater Vancouver REALTORS® still read as seller's markets by the standard sales-to-active-listings measure — Vancouver West condos at 30%, Richmond condos at 40%, and Port Coquitlam detached at 50% all clear that threshold comfortably. The Fraser Valley side of the region is a different story: North Surrey detached, townhouse, and condo segments all registered ratios pointing to a buyer's market, and White Rock/South Surrey detached came in at 10%, also a buyer's market by the usual rule of thumb.

What it means for you

For buyers, September's listing surge is genuinely good news — more choice, and in several pockets real softening in benchmark prices. If you've been watching the Fraser Valley fringe or the South Surrey corridor, the balance of power has shifted enough that it's worth having a serious conversation with your agent about offer strategy. Condos across the region offer the lowest price-per-square-foot entry among the three types, with the board's figures showing detached at $691/sq ft and condos at $828/sq ft in median asking — though keep in mind those are asking figures, not benchmark prices.

For sellers, the message is about positioning. Most of the core Vancouver and inner suburb markets still favour sellers on the ratio measure, but benchmark prices softened in the majority of areas month over month. Homes that are priced thoughtfully and presented well are still moving. Those sitting above what comparable benchmarks suggest are taking longer. If you're planning to list this fall, the window before the holiday slowdown is open now, but it won't stay open indefinitely.
